Sr Space Planner

 

Your Skills

This Person can sit in either Morristown, NJ  OR Atlanta, GA

The Sr Space Planner is responsible for all oversight of Construction and Project Management for all 160 corporate locations at Schindler Elevators in North America.  The major responsibilities will be to provide project management and construction management including creation and management of budgets, furniture layout and installation, warehouse racking design and installation, network installation, security system install, audio/visual install, signage design and install, equipment management and management of all move related activities. In addition, the Sr Space Planner leads our corporate space planning and design activities and will be asked to provide space plans, layouts and schematic design drawings working alongside local associates and executives to determine the business requirements. This will include ongoing move, add, change requests at our major sites including the headquarters, and will be asked to coordinate MAC from time to time in local offices. The Sr Space Planner will be the primary keeper of the corporate standards and will need to maintain and adhere to them while designing and fitting out all offices

Corporate Space Planning/Interior Design

Provide space plans, layouts for office and warehouse space.

Work with local associates and executives to determine business requirements.

Provide schematic design drawings.

Create furniture BOM – Bill of Materials. 

Survey existing locations and proposed locations.

Maintain Corporate Standards:

Interior Finishes – flooring, paint, lighting, millwork,

Furniture Standards – workstations, offices, conference rooms, seating.

Space Standards – Square feet, office, and space standards.

Signage – Building signage, interior signage.

Project Management:

Budgeting – obtain quotes for construction, new furniture and installation, racking, network wiring, security, audio visual, equipment, signage, movers. 

Coordinate with Procurement team. 

Submit capital appropriate requests to Finance for approval.

Purchase Orders, Invoices, Schedule, Coordination, Meetings

Construction Management:

Work with Property Managers, Landlords for coordinating tenant improvements and build out of space. Provide certificates of insurance, waivers for payments.

Partner with outside A&E firm for construction documents.

Obtain construction bids from local General Contractors for buildout if Landlord not providing turnkey fit out.

Coordinate and Schedule all contractors and suppliers.

Construction observation and site visits.

Project close out and Punchlist.  As built drawings.

 

Move Coordination:

Coordinate move out with local team.

Ensure vacated space is left in condition as outlined in lease.

Communicate timelines, procedures, and process to local Schindler for system changes for address, utilities, deliveries, mail, and services,

Support Regional Offices:

Provide guidance to regional offices as needed for furniture requests, space planning, signage, facility upgrades.  Coordination with implementing solutions.

  • Bachelors degree
  • AutoCAD
  • Sketchup
  • CapStudio 2020
  • Corporate Space Planning 5-10 years 
  • Project Management 5-10 years
  • Construction Management 5-10 yesrs
  • 25% travel
  • Understanding of construction documents – floor plans, door schedules, plumbing, mechanical, electrical, structural, fire protection and life safety, building codes and building systems.
