Your main responsibilities

PRIMARY FUNCTION / POSITION OVERVIEW:

As a Project Manager, Elevator Inspection (EI), you will lead compliance and customer relationship management for elevator and escalator services for your assigned jurisdictions. This role ensures strict adherence to NYC Department of Buildings (DOB) regulations and State of California code requirements, including mandates from Authorities Having Jurisdiction (AHJs). You will manage all aspects of code compliance testing, violation remediation, and permitting processes while maintaining strong client relationships and delivering timely solutions for your assigned location and jurisdiction within NY or California.

ESSENTIAL FUNCTIONS:

Client Relationship & Communication
•    Build and maintain strong relationships with the Department of Buildings (DOB), consultants, building owners, and property managers.
•    Serve as the primary liaison between internal stakeholders and customers to address issues related to NYC DOB and Code of Compliance.
•    Respond to customer inquiries within one business day and maintain ongoing communication on status and completion of work.
Compliance & Regulatory Oversight
•    Manage compliance with NYC DOB regulations and State of California code requirements, including mandates from AHJs (Authorities Having Jurisdiction) for your respective state.
•    Respond to inspection reports from AHJ state inspectors (e.g., CA Dept of Industrial Relations – Division of Occupational Safety and Health), which include test requirements or repairs related to building code updates.
•    Interpret and act on preliminary orders (state) or Orders to Comply (OTC) (city authorities) within mandated deadlines (30–60 days) to avoid penalties, elevator red-tagging, and fines.
•    Prepare and submit compliance reports and periodic forms to state authorities on behalf of clients as part of the permitting process.
Contract & Scope Management
•    Review and interpret service contract provisions to ensure compliance during scheduling and deficiency evaluations.
•    Collaborate with sales representatives to sell tests, repairs, or upgrades outside the scope of existing contracts based on preliminary orders or OTC requirements.
Scheduling & Coordination
•    Coordinate and schedule test dates with third parties (e.g., fire testing), CAT1 inspections with mechanics, and repairs/upgrades.
•    Maintain trackers to monitor deadlines, scheduling, and completion status.
•    Conduct regular meetings with service sales and operations teams to plan, schedule, and execute compliance activities.
Cross-Functional Collaboration
•    Partner with New Installation and Modernization Project Managers during contract conversions to mitigate DOB penalties.
•    Work with sales and repair departments to identify efficiencies and ensure timely remediation of violations.
Integrity & Policy Compliance
•    Ensure compliance with established policies and procedures with integrity and trust throughout all interactions and processes.

 

Base Salary $102,200 - $127,700

The above represents the typical salary range for this position. Revisions to the range may be considered based on your experience, education, location, demonstrated skills, and alignment with business priorities. Please note that the compensation listed reflects only base salary and does not include commissions or longer-term incentives.

 

 

What you bring

EDUCATION    
•    Bachelor’s degree or an equivalent 5+ years of experience, preferably in a code compliance function such as Project Management, or DOB management.
•    Strong problem-solving, time management, communication and interpersonal skills; ability to manage sensitive employee relations with proven leadership skills 
•    Resourceful, well organized, highly dependable, efficient and detail oriented
•    Proficiency in MS Office suite 
•    Flexibility to be on-call as needed and balance a mix of office and fieldwork"
OTHER REQUIREMENTS:    
•    Working knowledge of SAP, DOBNOW/BIS, code compliance knowledge, construction industry experience, and elevators/escalators
•    Adaptability to work in a fast-paced environment
•    HVAC, building automation, facilities maintenance, electrical or plumbing experience 
•    Ability to empathize, listen and connect with people to form outstanding customer relationships
